Make a good first impression, evidence suggests that a presentable house sells a lot faster and can be sold at a 20% higher price. It takes little time to clean and the buyers will feel good about being there!
Clean!
Remove all clutter from every room, including closets. You could consider repainting your flat with a neutral color to appeal to a wider range of potential buyers. Clean all windows, light fittings and ceiling fans. Bathrooms should always be very clean. Highlight the bath and kitchen by selecting some attractive new towels, curtains or even handles and knobs.
Keep it clean
Maintain the new and improved interior and exterior of your home until you successfully sell. It may be difficult, but it's certainly necessary. A professional cleaning service may be able to help maintain the new clean look with occasional visits.
Provide plenty of light
When showing your house, provide plenty of light and make your home a warm, welcoming place. Open the curtains to let in the sunshine. In the event of an evening showing, make sure you have ample lighting available in all areas. Freshly cut flowers make a nice addition, and a pleasantly scented house is very inviting.
Give them space
Many potential buyers would prefer that the seller not be present during a showing, to avoid limiting the buyers' conversation or making them uncomfortable. Children and pets could also be out of the buyers' way during a showing if at all possible.
Make the house accessible. That means it should always be ready to show. If possible give us a set of keys to give us the flexibility to show your flat when the buyer wants to see it. If necessary we will always ring to agree a viewing with you regardless.
