Selling as an individual

 

If you decide to sell your apartment, you need to pay taxes of your profit. Below it is described in more detail.

  • The profit is the difference between the transfer value (What the buyer has paid for the apartment) and the net book value (The original cost of the property).
  • The owner has to pay a certain tax rate depending on the profit. The rates are described below:
Up to € 6,00021%
From € 6,000 to € 24,00025%
Over € 24,00027%

 

The non-residents are also liable for a withholding tax of 3% of the selling price.

Selling as a company

If the seller acts as a company or as a business person, he/she is required to pay taxes of their profits.

  • The profit is the difference between the transfer value (What the buyer has paid for the apartment) and the net book value (The original cost of the property)
  • Companies and business people are taxed at a company’s tax rate: 25-30%
