[:en]When selling an apartment with Casamona, in order to increase revenue, or return value, we recommend prioritizing the presentation of the apartment (also known as staging). Moreover, it is important to create a neutral environment. This will influence how the buyer perceives the apartment and you want to appeal to as many buyers as possible. Investing a small amount of money in the presentation of the apartment will result in increased value and a faster selling process.
In the past, Casamona listed a 32 m2 apartment for sale located next to the beach in Barceloneta. This apartment was on the 5th floor and had a beautiful private terrace with views of the beach. Despite these desirable features it was a struggle to sell the apartment for the price of 224.000 euros. After a year with a lot of interest, the average offer was a dismal 20.000 euros less than the original asking price. With this dilemma we urged the owner to invest a small amount of money in interior design, in order to up the chances of selling the apartment for the asking price.
After consulting with the owner, we came to the conclusion that all the apartment needed was some polishing and new furniture with a fresh coat of paint. Finally, the owner decided to invest 3.000 euros to improve the appearance, making the apartment much more desirable to potential buyers. More important, by manipulating the design of the apartment, we were able to influence the buyers’ perception. In the end, after staging the apartment it sold for the asking price of 224.000.
