Rental prices <\/span>rose by an average of 8.4%<\/span><\/span><\/a><\/strong> over the year 2022 in Spain with price increases sometimes exceeding the December 2022 inflation rate (5.6%).<\/span><\/h3>\n

Casamona is aimed at foreigners coming to Barcelona for 3-11 months to rent a furnished home in the center and heart of the city. We saw that our properties rose by a small margin compared to the local rental market. The rental prices for luxury properties have been fairly stable for the last 2-3 years although we expect an increase as we approach 2024 with the America\u2019s Cup being held in Barcelona.\u00a0\u00a0<\/span><\/p>\n

HOW ARE SPANISH RENTAL PRICES COMPARED TO FRANCE AND GERMANY?<\/h3>\n

Even though we expect an increase in Barcelona rental prices in the next few years, including for our luxury properties, the prices are still low if you compare them with France and Germany.<\/span><\/p>\n

If you look at the statistics below they show that despite Spain and Barcelona seeing a rise in rental prices, Barcelona remains the best city to rent in as it is more affordable compared to other major European cities.\u00a0<\/span><\/p>\n

Paris\u2019 rent per m2 is at 35.9\u20ac\/m2<\/sup><\/strong><\/span><\/span><\/a>, triple Spain\u2019s 11.6\u20ac\/m2<\/sup>, nearly double Barcelona\u2019s 19.3\u20ac\/m2<\/sup>\u00a0and substantially higher than <\/span>Berlin\u2019s 23.57\u20ac\/m2<\/sup><\/a><\/span><\/strong><\/span>.\u00a0<\/span><\/p>\n

This graph shows us that Spain\u2019s rental prices are not as high when compared to the\u00a0<\/span>leading countries, France and Germany, who are buying and renting in Barcelona, with Spain\u2019s monthly rental price at 11.6\u20ac\/m2<\/sup> compared to France\u2019s 16\u20ac\/m2<\/sup>.<\/span><\/p>\n

WHY BARCELONA?<\/b><\/h3>\n

There are several reasons as to why people are desperate to live in Barcelona, each influencing the rise in rental prices.<\/span><\/p>\n

LOCATION – Barcelona\u2019s unique location allows for a cosmopolitan city to exist by the sea, with locals taking advantage of the holiday lifestyle and tropical summers without having to travel.<\/span><\/p>\n

CULTURE – The architecture of Barcelona will never cease to amaze you, and with more than <\/span>80 museums<\/a><\/span><\/strong> you are faced with endless possibilities.\u00a0<\/span><\/p>\n

LIFESTYLE – Barcelona is known for being a food lover’s heaven, with restaurants and bars on every other street, you will truly be able to taste the world.<\/span><\/p>\n

AFFORDABLE LIVING<\/strong><\/span><\/span><\/a> – <\/span>To reiterate, compared to other European cities, Barcelona has relatively low rental prices and a low cost of living.<\/span><\/p>\n

CAREER –<\/span> Barcelona is a growing hub for tech and start-up companies<\/span><\/strong>, <\/span><\/a>which we can see through a rise in<\/span> digital nomad clients<\/strong><\/span><\/a><\/span>\u00a0<\/span>and<\/span> coworking spaces<\/a><\/span><\/strong>.<\/span><\/p>\n

TRANSPORT – The city also has a reliable public transport system, making it easy for you to explore the city and visit all 80 museums.<\/span><\/p>\n
