Tine Mathiassen, founder of Casamona International Real Estate, explained in a recent interview with Agència Catalana de Notícies: “Our clients are generally not wealthy speculators. They are often Europeans who fall in love with the city, buy a home to spend part of the year here, and rent it out to students or professors while they are away. They want to be part of the community.”

This is followed by Ciutat Vella, where international buyers represent around 42.6% of property purchases.

In districts such as Sant Martí and Eixample, the proportion of foreign buyers ranges between 27% and 30%.

Central districts like Eixample and Sarrià–Sant Gervasi remain among the most expensive areas in the city. However, the strongest price growth is expected in neighborhoods benefiting from infrastructure improvements and proximity to new urban development projects.

The average property price in Barcelona is currently around €4,380 per square meter, following a market rebound in 2024 after a brief slowdown linked to inflation and rising interest rates.
