Casamona is Your Partner Throughout the Process:
STEP 1: VISITING YOUR PROPERTY
We'll visit your property, walking you through the sales process and offering a valuation report if needed. Our team will bring a photographer to capture the essence of your property through pictures, video, and a floorplan. To list your property, we'll need a few documents, including a copy of the energy certificate, cedula, and the last IBI paid.
STEP 2: PUBLISHING THE PROPERTY
After the visit, we'll showcase your property on the Casamona website and other national and international portals. With a substantial client database, we may already have the perfect match waiting. We'll send you the link for verification, ensuring an accurate description for potential buyers.
STEP 3: GETTING AN OFFER
When a potential buyer shows interest, they'll make an offer by paying a fixed amount to reserve the property (either 1% of the total price or 3,000 euros, depending on the price). You have the option to counteroffer, and if an agreement isn't reached, the full deposit is returned. If an agreement is made, the deposit becomes a reservation.
STEP 4: THE ARRAS CONTRACT
Upon accepting an offer, the Arras contract is drawn up, legally binding you and the buyer on the purchase details. At this stage, you'll receive 10% of the price (minus the reservation cost) from the buyer. It's crucial to note that both parties are legally bound, and any withdrawal comes with specified consequences.
If the buyer decides not to proceed, they lose the 10% of the buying price already paid. On the flip side, if you, as the seller, choose to back out, you are obligated to pay them twice the amount received in the Arras, meaning 20% of the price. Some buyers may opt to place this amount in an Escrow account. The buyer covers the additional cost, and legally, there is no difference for you in receiving the money.
