According to Caixa Bank, Licences for new builds are forecast a sharp fall this year by 35% due to the high level of uncertainty. This makes new developments cost more and decisions to start new construction projects are being delayed protecting the economy.

However, for the rest of 2021 Caixa forecast a recovery from last year’s significant drop in GDP. But, because of such a rapid fall in GDP, we don’t expect the housing price to fall as much because its a variable that has a great deal of inertia and even though demand might reduce a great deal this year, the sales prices will take longer to adjust and are less likely to fall as much. So, we forecast that whilst the prices have gone down in Barcelona, we recommend buying Buildings now, as it is guaranteed that the economy will improve, and prices will rise. 

Casamona foresees that the real estate sector, in the long run, will be less affected by the pandemic than other industries such as tourism and of the last property cycle with the 2008 crash. The robust position that the sector was in before the pandemic suggests that it will bounce back far quicker, and thus, it gives us the impression that investing in buildings now, while the purchase prices are low would be highly lucrative.

Buy-To-Let

One option we recommend is ‘buy-to-let’. This is an attractive option because you have full control over the whole building, the community fees and can choose which tenants you want and the prices that you want to charge.
